Home Sales Show Early Signs of a Summer Rebound

Metro Vancouver home sales increased across all property types in June, marking the first broad-based year-over-year improvement in some time. While inventory remains elevated, stronger buyer demand may signal the early stages of a market shift.

Detached: $1,842,900 (▼7.1% YoY | ▼0.3% MoM)

Apartments: $695,200 (▼7.1% YoY | ▼0.4% MoM)

Townhomes: $1,046,200 (▼5.0% YoY | ▼0.2% MoM)

Market Ratios:

Detached: 11.8% (Balanced)

Apartments: 15.9% (Balanced)

Townhomes: 18.0% (Balanced)

Overall: 14.6%

💬 June brought encouraging signs that buyer confidence may be returning. Sales increased across detached homes, apartments, and townhomes compared to a year ago, while the pace of new listings slowed. Although inventory remains well above historical averages, it is no longer growing, which may indicate the beginning of a healthier supply-demand balance. If demand continues to strengthen while new listings remain moderate, the market could gradually shift toward firmer pricing in the months ahead.
