The vast majority of home sellers having an expert representation them at all times, it’s important for you as a buyer to ensure your best interests—and your budget—are protected. We support you during every stage of property purchase in the following ways.


The first hurdle to home ownership is the pre-approval process. Unless you are paying cash, you will need to borrow money from the bank. Getting pre-approved not only determines your exact budget, it places you in a far superior negotiation and knowledge position when you do decide to make an offer on a property.

 Searches & Stats 

In the early stages there is a great deal of information to digest. Knowledge of housing product and market conditions play a significant role in a successful purchase. 

I will supply you with consistent and ongoing information and comprehensive reports showing you the current state of the ever changing Vancouver Real Estate market, so you can make the most informed decisions possible when negotiating your Contract.

 Viewings, Tours, & Opens

 Property Pricing & Market Analysis 

Once you have decided to make an offer on a property, I will prepare a Comparative Market Analysis to determine the appropriate price point. Prior to making any offers we will review the CMA and the most current market statistics to  conditions 

 Offers & Negotiations 

I carefully prepare the Contract of Purchase and Sale and Subject Clauses to ensure you are protected. 

I am an experienced negotiator whose entire negotiation efforts are with your very best interests in mind. From presentation of your initial offer to final Subject Removal and Delivery of Deposit, I am there to streamline the buying process and provide you with sound and unbiased Real Estate advice based on 16+ years of experience.

 Due Diligence 

Due Diligence is one of the most important processes of purchasing a home. This is where you inspect the property, the Title, and any other aspects of the home as described by the Subject Clauses in the Contract of Purchase and sale.

 Subject Removal, Deposit & Paperwork 

Removing Subject Removal and Delivery of Deposit are the final steps to a Firm and Binding Contract of Purchase and Sale. There is a great deal of paper work required to purchase a property in British Columbia. It is part of my fiduciary duty to ensure all documents and funds are complete and fully executed. It is my obligation to ensure a legal and binding Contract of Purchase and Sale is in place on your future home.


It is important to have a good Lawyer or Notary on your side to perform the transfer of Title. Things seldom go wrong at this stage, but if they do, you want someone experienced.

 Possession & Key exchange 

I will be there personally to ensure there is smooth transfer of property, keys, and all included items to you and that you receive your new home in accordance with the Contract of Purchase and Sale.

In the very rare instance, I can not make your possession, this will be discussed well in advance and in the end one of my fellow Oakwynites will be there to do an amazing job.
